The Fragment groundbreaking premium rental housing project is emerging in the vibrant neighborhood of Karlín. Its final appearance is the result of Trigema’s collaboration with the architects David Wittassek and Jiří Řezák from the prestigious Qarta architektura studio and artist David Černý.

The as yet empty space will soon be filled by a residential building conceived as a work of art—the reclining figure of a soldier as a fragment of Invalidovna’s history when it housed an army hospital. This fragment of the past will thus be connected to the present, while the fragments of the future will be represented by 140 apartments for rent, which will be made ready for tenants as early as 2022.

The Flagship of Rental Housing

This new architectural landmark in Karlín will consist of 140 fully furnished apartments for rent in various layouts from studios to spacious duplex penthouses with rooftop terraces. All units boast designer interiors connected to the exterior and views of the Prague panorama from those on the upper floors. The building will also include 119 parking spaces in an underground garage. Fragment will thus significantly expand the offer of apartments for rent in Prague.

Karlín is one of the most popular parts of Prague as it offers the best of city living: excellent access to the center, full urban amenities, plenty of greenery, and pleasant cafes, restaurants, and businesses that create a neighborly atmosphere. Exemplary Technology

The technological bar will be set very high in the Fragment rental housing project. The technologies used include ground source heat pumps with a system of 30 geothermal boreholes that are 180 m deep, air-conditioning with heat recovery, incoming air filtration and humidity and temperature treatment, ceiling heating and cooling systems in the apartments, relying on cold and rainwater for indoor use (flushing toilets and watering the greenery). The apartments will be equipped with a Loxone Smart Home system that can regulate thermal comfort, ventilation intensity, and exterior blinds as per the recommendations of a weather station. All of the roofs are “green” with a layer of vegetation.
